Mechanics lien for construction projects. Flat 90-day recording deadline, plus a 15-day deadline to serve the recorded lien.
Florida (NTO)
Fla. Stat. §713.06
Notice to Owner required within 45 days of first furnishing. Prerequisite to filing a lien.
California
Civil Code §8000–9566 (SB 189)
Current statute only — §3082 is repealed. 20-day prelim notice for subs. Lien deadline runs from completion, not last furnishing — up to 90 days, shorter if a Notice of Completion is recorded.
Texas
Tex. Prop. Code Ch. 53 (HB 2237)
Construction real property lien. File by the 15th of the 3rd month after last furnishing (residential) or the 4th month (commercial) — same rule for GCs and subs.
Arizona
A.R.S. § 33-993
20-day preliminary notice, then 120 days after completion (or 60 days after a Notice of Completion).
Georgia
O.C.G.A. § 44-14-361.1
90-day recording deadline, with required delivery to the owner within 2 business days.
Ohio
Ohio Rev. Code § 1311.06
60-day deadline for qualifying residential property, 75 days for other private improvements.
