About LienForm

LienForm is a mechanics lien document generator for contractors, subcontractors, and material suppliers working on US construction projects.

What We Do

When a contractor or supplier doesn't get paid for work on a construction project, a mechanics lien attaches a legal claim to the property title — the owner can't sell or refinance until the debt is resolved.

You enter your project details, and LienForm generates the complete set of documents pre-filled with your information and the correct statutory citation for your state.

Why We Built It

Most mechanics lien templates online cite outdated statutes. California's old §3082 was repealed in 2012 — competitors still cite it. Texas updated its monthly notice requirements via HB 2237 in 2022 — most templates don't reflect this. Michigan amended the Construction Lien Act in 2023 — old forms are wrong.

LienForm tracks current law, correct citations, role-aware deadlines, and county-specific filing guidance for each state it supports.

State Coverage

LienForm currently generates documents for Michigan, California, Texas, Arizona, Georgia, Ohio, Washington, and Florida (Notice to Owner). We're building out coverage for additional states.

Each bundle is $24.99. Arizona's deadline depends on project completion rather than your last furnishing date, so that page shows a verification note instead of an automatic countdown — the document generator itself still works normally.
